What do you believe is the underlying cause of the damage (e.g., water, settling, impact)?

What is your proposed repair method for this specific damage?

Determined by on-site visit or images.

Will you need to cut out and replace a section, or can it be patched?

What type of drywall or materials will you use for the repair (e.g., standard, moisture-resistant, fire-resistant)?

We use moisture-resistant materials in bathrooms that have a shower and basements. Regular ½” is standard everywhere else, except garages get ⅝” on surfaces that ajoin living space.

If there is water damage, will you assess for and handle any potential mold/mildew before repairing the drywall?

Yes, add to the quote to handle anticipated treatment killing of mold and sealing porous materials. That is, if I feel there may be mold.

Will you ensure the new repair patch is seamless with the existing wall/ceiling?

I have 24 years of experience in blending repairs and making them invisible.

Level of finish do you guarantee (e.g., paint-ready, Level 4, Level 5)?

Level 4 is standard for “paint ready.” If I feel an area needs level 5 i will bid that area for level 5. Or you request level 5.

You match my existing wall texture (e.g., smooth, orange peel, knockdown)?

Primer included in your quote?

Sometimes not every job includes primer, but if you ask for it i will include it.

You offer painting services to finish the job, or do I need to hire a separate painter?

You want i can quote the painting too. I'm willing to do just the drywall, though.

How long do you estimate the entire project will take, including drying time between coats?

1-4 days job dependent

What is the daily schedule (start and stop times) for your crew?

We start at 9 am in occupied homes. We work until we can't go any farther and need to wait for the compound to dry overnight or until 3:30

What Preparation work do you expect me to do before you arrive (e.g., clearing furniture, removing wall decorations)?

Job dependant i will tell you when I see the job site.

Will you protect my furniture, flooring, and adjacent areas from dust and damage?

I use a combination of heavy paper on the floors and drop cloths. I mask furniture with plastic and seal off doorways if dust will be created.

How will you handle dust mitigation (e.g., air scrubbers, plastic barriers)?

Plastic and a dust scrubber. Vacuums attached to tools that create dust.

Who is responsible for the cleanup and disposal of the old materials and construction debris?

Job dependent. If i dont mention it, than i get rid of the construction debris.

Is the estimate of the fixed price, or is it an estimate of the hours/materials?

It is a fixed price

Do you provide an itemized breakdown of the quote, separating labor, materials, and disposal costs?

Sure

What is your labor rate (hourly or flat fee)?

I bid a flat rate for the job, not hourly.

Are there any fees that are not included in this estimate (e.g., travel, permit costs)?

No

What happens if you discover additional, hidden damage (like structural or extensive water damage) once you open up the wall?

If I feel there might be hidden damage i will open up the wall before providing a price so my quote is accurate. Also, walls should be opened to dry asap after water damage.

How will you communicate and charge for unforeseen costs or changes to the scope of work?

If you change the scope, I will do a separate written agreement

No i don't do jobs where I'm required to pull a permit. If you are doing a large remodel you or the general contractor pull it

Yes i do most of the work then I bid jobs from 4-5 pm
